Phoenix Real Estate This Fall: Steady Prices and More Room to Breathe

Lately I keep hearing the same question: "Did I miss my window?"

The honest answer is no. After 33 years in this business, I understand the worry. A few years ago, sitting out even a month felt like a mistake. That's not the market we're in now.

What the Numbers Showed This Summer

As of late summer 2026, based on closed sales:

  • The typical Phoenix home sold for about $454,700, up roughly 1% from last year. Statewide, the median was about $428,000, slightly lower than a year ago.

  • Homes took around 66 days to sell, and there's about five months of supply.

  • Homes closed at about 98% of list price. Roughly 1 in 5 sellers reduced their price, and only about 13% sold over asking.

The frantic market is behind us. Prices didn't crash, and they didn't take off. They held steady, and that's healthier for everyone.

If You're Buying

You can finally slow down. Compare homes, negotiate, and ask for things like a repair credit or help with closing costs, which weren't realistic a few years ago. Well-priced homes still move, but you're no longer forced to decide on the spot.

If You're Selling

You can still do very well. The homes that sell are priced right and show well from day one. The ones that sit are usually priced a little high or need some attention. Both are fixable, as long as you're honest about it before you list, not after two months on the market.

If You're on the Fence

I'm happy to talk it through. I'll pull recent sales in your neighborhood, we'll look at them together, and you can decide what makes sense. Sometimes that means moving forward, sometimes it means waiting, and either is fine.

You haven't missed your window. The market has changed, and in a lot of ways for the better.
