Phoenix Real Estate Market Update — June 2026

The Phoenix real estate market in June 2026 is a story of normalization after several years of extreme volatility. After the historic lows of 2020–2021 and the sharp corrections that followed, the market has settled into a more predictable pattern — one that rewards well-prepared buyers and well-priced sellers. Here's the data-driven view of where Phoenix stands right now and what it means for your real estate decisions.

Phoenix Market by the Numbers

Median home prices in the City of Phoenix are currently tracking in the $380,000–$430,000 range for single-family homes, depending on the specific area. As always, Phoenix covers an enormous geographic footprint, so "Phoenix" is really a collection of very different submarkets. Arcadia and Biltmore properties regularly trade above $1M. South Mountain and Laveen offer solid entry-level inventory in the $320,000–$400,000 range. Ahwatukee remains a premium suburban enclave with median prices in the $550,000–$700,000+ range. North Phoenix communities near the I-17 and Loop 101 interchange fall in the $450,000–$650,000 range depending on community and vintage.

Days on market across the Phoenix market is currently averaging 28–38 days — meaningfully longer than the 7–14 days of the pandemic-era frenzy but comparable to healthy pre-2020 levels. This reflects a more balanced market where buyers have time to conduct proper due diligence. List-to-sale price ratios are running around 97–99%, meaning well-priced homes are typically selling within a few percent of their asking price, while overpriced homes are sitting and eventually reducing.

Inventory has improved substantially from the historic lows of 2021–2022. Active listings in the greater Phoenix metro are up significantly year-over-year, giving buyers more options across most price ranges and communities. That said, inventory in specific desirable pockets — the inner-loop neighborhoods, walkable urban communities, and homes with ADU potential — remains tight relative to demand.

Who's Buying in Phoenix Right Now

The Phoenix buyer pool in mid-2026 is diverse. Move-up buyers who purchased in 2019–2021 and have built significant equity are trading up to larger homes. Out-of-state relocators — primarily from California, but also from the Pacific Northwest, Colorado, and the Midwest — continue to arrive, though the pace has moderated from the peak migration years. Investors remain active in specific submarkets, particularly near the downtown core and along light rail corridors where rental demand is strong. And a growing number of first-time buyers who had been sitting on the sidelines are re-entering the market as the frenzy has calmed.

The buyer who's struggling most in today's market is the first-time buyer stretching to the absolute top of their affordability range. Higher rates relative to 2021 have priced some households out of their target neighborhoods. For these buyers, I focus heavily on identifying pockets of relative value, understanding DPA (down payment assistance) programs available in Arizona, and thinking strategically about which tradeoffs are worth making to get into a solid first home now — building equity while rates and prices evolve.

Outlook for the Rest of 2026

My view: Phoenix remains a fundamentally sound real estate market. Population growth continues, employment is diversifying, and the city's infrastructure investment is ongoing. Prices are unlikely to shoot up the way they did in 2021 — the days of 20%+ annual appreciation were extraordinary and unsustainable — but steady, modest appreciation is the base case. Rate volatility remains the biggest wild card: any meaningful decline in mortgage rates would likely bring a surge of sidelined buyers into the market, tightening inventory quickly.

For sellers: price accurately, prepare your home thoroughly, and move confidently. For buyers: stop waiting for the "perfect" moment and focus on finding the right property at a price that makes sense for your finances. The Phoenix market rewards long-term thinking.
