Home Staging Tips That Get Phoenix and Tempe Homes Sold for Top Dollar

In today's real estate market, first impressions aren't just made at the front door — they're made online, before a buyer ever steps foot in your home. With the vast majority of buyers starting their search on Zillow, Realtor.com, and other portals, the way your home photographs and presents is more important than ever. I'm Maria Allman, a Phoenix and Tempe REALTOR® with NEXT Real Estate, and I've watched staging transform mediocre listings into multiple-offer situations. Here's what actually works.

Start with the Fundamentals: Clean, Declutter, Depersonalize

Before any staging begins, your home needs to be spotlessly clean and decluttered. I know it sounds basic, but you'd be surprised how many listings go live with overflowing closets, personal photos on every wall, and countertops covered in small appliances. Here's the framework:

  • Declutter ruthlessly. Pack away at least 50% of what's in your closets. Buyers open every door — a packed closet signals insufficient storage. A half-full, organized closet signals abundance.
  • Depersonalize. Family photos, personalized décor, and religious items should be packed away. You want buyers to mentally move themselves in — which is harder when your family is staring at them from every surface.
  • Deep clean everything. Hire a professional cleaning service if needed. Grout, baseboards, ceiling fans, window interiors — buyers notice. A home that smells and looks clean communicates care and maintenance.

Arizona-Specific Staging Tips That Make a Difference

Phoenix and Tempe homes have specific characteristics that require targeted staging strategies:

Outdoor living spaces are your secret weapon. Arizona buyers expect outdoor living. A staged back patio — clean furniture, potted plants, outdoor rug, maybe an outdoor light fixture — can add perceived value as much as a staged living room. Don't neglect it.

Deal with the desert landscaping. Trim overgrown desert plants, add fresh rock or mulch, and make sure the front yard is tidy. Curb appeal photos drive buyer click-throughs online. An overgrown or neglected front yard loses buyers before they ever open the listing.

Address the Arizona light. Our bright, harsh sunlight can work for or against you. Open blinds strategically — not all the way if the view is less appealing — to create bright, welcoming photos. Consider temporary window treatments to control glare.

Neutral, desert-inspired palette. Buyers in the Phoenix-Tempe market respond well to neutral tones with warm accents — think warm whites, soft tans, terracotta touches, and greenery. Avoid overly trendy colors that might polarize buyers.

Professional Photography: Non-Negotiable in 2026

I'll say this plainly: I will not list a home without professional photography. The difference between iPhone photos and professional real estate photography directly impacts how many showings a listing generates. In a market where buyers swipe through dozens of homes on their phone, your photos must stop them in their tracks.

For homes over $400,000, I also recommend considering 3D virtual tours (Matterport) and drone photography, especially for homes with great lots, pools, or views. These features increase listing engagement and attract out-of-state buyers who can't visit in person.
