First-Time Home Buyer Tips for Phoenix and Tempe, AZ — Late Summer 2026 Guide

Buying your first home is one of the biggest financial decisions you'll make — and doing it in the Phoenix and Tempe market in 2026 comes with its own unique landscape of opportunities and challenges. I'm Maria Allman, a Phoenix and Tempe real estate specialist, and I've helped dozens of first-time buyers navigate this process. Here's what I wish every first-timer knew before they started.

Step 1: Get Your Financial House in Order Before You Start Shopping

The biggest mistake first-time buyers make is falling in love with homes before they know what they can actually afford. Before you look at a single listing, do these things:

  • Check your credit score. For conventional loans, you want a 620+ score. For the best rates, aim for 740+. Pull your free report at AnnualCreditReport.com and dispute any errors — they're more common than people realize.
  • Calculate your true budget. Your mortgage payment shouldn't exceed 28-30% of your gross monthly income. But also factor in HOA fees (common in Phoenix/Tempe communities), property taxes (~1% of value annually in Maricopa County), and homeowner's insurance.
  • Save for more than the down payment. You'll also need closing costs (typically 2-4% of the loan amount), a home inspection fee ($300-$500), and ideally a cash reserve of 3-6 months of mortgage payments. Don't drain your savings to zero for the down payment.
  • Get pre-approved, not just pre-qualified. Pre-approval requires verified documentation and gives you a firm number. Sellers and listing agents in Phoenix and Tempe take pre-approved buyers much more seriously than pre-qualified ones.

Step 2: Know the Phoenix and Tempe Neighborhoods That Fit Your Life

First-time buyers often focus too much on the house and not enough on the neighborhood. Where you live shapes your daily life just as much as the home itself. Here's a quick guide for the markets I know best:

  • Tempe: Great for ASU-adjacent professionals, younger buyers, and those wanting walkable urban amenities. Mill Avenue area, South Tempe near Kyrene schools, and the Tempe/Chandler border near Price Corridor tech companies are all popular with my clients.
  • Central Phoenix: Arcadia, Biltmore, and Midtown offer established neighborhoods with character, proximity to dining and arts, and strong long-term appreciation. Prices here are higher, but entry-level buyers can often find condos or smaller SFR options.
  • North Phoenix: Desert Ridge, Anthem, and Deer Valley areas offer newer construction, great schools, and more square footage for the dollar. The trade-off is the commute to central Phoenix or Tempe employment centers.
  • West/Southwest Phoenix: Laveen, Goodyear, and the Avondale area represent the most affordable entry points for first-time buyers wanting a single-family home with a yard.

Step 3: Understand the Buying Process in Arizona

Arizona has some specific contract and closing norms that first-timers should know:

  • Arizona is a community property state — if you're married, both spouses are typically on the title even if only one is on the loan.
  • The inspection period is your protection window. Arizona contracts typically include a 10-day inspection period during which you can cancel for any reason related to inspection findings. Use it — hire a licensed inspector and attend the inspection.
  • Earnest money is typically 1% of purchase price in the Phoenix/Tempe market. It's at risk if you walk away outside of contract contingencies, so understand what you're agreeing to.
  • Closing costs are shared but negotiable. In today's market, it's reasonable to ask sellers to contribute to your closing costs — especially on homes with longer days on market. Your agent should be negotiating this for you.
