Arizona Real Estate FAQs: Your Tempe and Phoenix Questions Answered for 2026

After years of helping buyers and sellers navigate the Phoenix and Tempe real estate markets, I've heard just about every question imaginable. I'm Maria Allman, a REALTOR® with NEXT Real Estate, and I believe every buyer and seller deserves straight answers — not sales pitches. Here are the questions I'm hearing most often in 2026, along with honest answers.

The Most Common Buying Questions I Hear

Q: Is now a good time to buy in Phoenix or Tempe?
A: It depends on your personal circumstances more than market timing. If you're financially ready, plan to stay for at least 3–5 years, and have found a home that meets your needs at a payment you can sustain — yes, it's a good time to buy. Trying to time the market perfectly rarely works. What I tell my clients: the best time to buy a home is when you're ready.

Q: How much do I need for a down payment?
A: Far less than most people think. Conventional loans can require as little as 3% down for first-time buyers. FHA loans start at 3.5%. VA loans (for eligible veterans) are 0% down. Down payment assistance programs through the Arizona Department of Housing can cover some or all of your down payment if you qualify. Don't assume you need 20% — talk to a lender first.

Q: What's the difference between pre-qualification and pre-approval?
A: Pre-qualification is a quick estimate based on self-reported information. Pre-approval involves actual verification of your income, assets, employment, and credit — and produces a letter that sellers take seriously. In Phoenix and Tempe's market, you need a pre-approval letter before making offers.

Q: How long does buying a home actually take?
A: From start to close, most buyers take 1–3 months to find the right home, then 30–45 days from accepted offer to close. Some buyers find their home in a week; others take 6 months. The search time varies widely by budget, neighborhood, and flexibility.

The Most Common Selling Questions I Hear

Q: How do I know what my home is worth?
A: The only accurate way is a Comparative Market Analysis (CMA) from a local REALTOR® who knows your neighborhood. Automated online estimates (Zestimates, etc.) are notoriously inaccurate — I've seen them be off by 10–15% in either direction on Tempe and Phoenix homes. Call me for a free, accurate CMA.

Q: Should I make repairs before listing?
A: Strategic repairs — fixing obvious deferred maintenance, painting, updating fixtures — typically provide a strong return. Major renovations (kitchens, bathrooms) don't always pay for themselves in the current market. I'll walk you through what's worth doing and what to skip.

Q: How long will it take to sell my home?
A: In July 2026, well-priced Tempe and Phoenix homes are averaging 30–45 days on market. Overpriced homes take much longer and often sell for less after price reductions. My approach: price right from day one.
